Viewing a Property
Once you have a shortlist we recommend you drive by and familiarise yourself with the area. If you would like to view any property, please call or email us to arrange. If you are not familiar with the local area, we would be happy to assist you.


Applying for a Property
All applications are dealt with on a first come first served basis and therefore we recommend you contact us as soon as possible if you wish to view or apply for a property.

If you would like to apply for a property you must initially complete an Online Preliminary Application. Alternatively you can print a Paper Application Form and fill in by hand and return to us. Once we receive your preliminary application a summary of your application will be sent to the Landlord for approval.

If your application is accepted you will be asked to complete a full application. Once this has been accepted you will be invited to pay a Holding Deposit to validate your application. Once we have received your Holding Deposit you will receive confirmation that the property is reserved for you and will be asked to provide further supporting information.

The entire application process usually takes approximately 7-10 days but is dependent on the speed of third parties providing us with references.


You are at risk of losing your Holding Deposit under the following circumstances:

If you change your mind and withdraw your application
If you or anyone in connection with your application fail the Right To Rent checks
If you or anyone in connection to your application (including joint applicants or a guarantor) provides any false or misleading information or statements.
If after 14 days from the date of paying a Holding Deposit we have not entered into a Tenancy Agreement as a result of:
You failing to provide any information (whether formally requested or not) that is pertinent to your application.
You failing to take all reasonable steps to enter into a Tenancy Agreement.

Pets
If you would like to bring your beloved pet(s) into your property either from the start or during your tenancy, you must ask permission first. The Landlord may refuse your request if the property is deemed unsuitable. If the request is refused you will be given a written reason for the refusal. If however permission is given you will be required to sign a pet agreement , an example of which can be seen here. If you are given permission for your pet the Landlord reserves the right to increase the current or advertised rent by £20pcm and you may be charged you a fee for drawing up the agreement; please ask us if you are unsure.


Bad Credit Rating/Low Income?
Just be honest with us! Subject to the landlords agreement, if you have a friend or relative who is willing to stand as guarantor this is not usually a problem. We will ask your guarantor to complete a Guarantor Application and we will also undertake a credit check.

TENANT FEES - Compulsory Fees (relating to all Tenancy Agreements)

Amendment of Tenancy Agreement
If you ask us to amend your Tenancy and we have to re-negotiate your contract, amend the term and/or update your tenancy agreement during your tenancy we will charge you £50.00 inc VAT


Replacement Keys
You will have to pay the costs for replacing locks or other security devices if you lose a key for the property. This may include the costs paid to a third-party such as a locksmith. In exceptional circumstances we may charge you an additional fee of £15.00 per hour (including VAT), such as out of hours.


Ending Your Tenancy Early
If we agree to you leaving the property before your agreement has ended, you must pay a fee equivalent to the 'New Tenant Fee' usually charged to the Landlord, details of which can be found on the Landlord Fee Schedule on the Landlords Page of this website and also displayed in our office. In addition, you must pay all rent due under your current agreement until a replacement tenancy begins. The maximum you will be charged is the full amount of the rent owing under your current agreement until the end of any fixed term.


Overdue Rent
If you owe rent for more than 14 days, you will have to pay interest on this amount from the day that it was first due. The interest rate is 3% above the Bank of England base rate.


Any fees that remain unpaid will be deducted from your security deposit at the end of the tenancy.
